The Project Manager’s Responsibilities:
– Accomplish Cello & Maudru’s mission
– Promote the interest of Cello & Maudru
– Contribute to our continuous improvement
– Build with supreme quality, on time and on budget
– Assure contracts are properly executed and paid
– Coordinate, direct, and supervise our crews, subcontractors, and vendors, eliciting the best possible performance from all
– Support and mentor members of our team
– Represent Cello & Maudru to the Owner and design team in a manner that elicits favor, trust and loyalty
Project Manager’s Tasks:
– Understand, use, and teach the processes and software used throughout Cello & Maudru
– Work with Preconstruction to develop budgets and schedules
– Attend interviews with prospective clients
– Read, understand, and remember the drawings, specifications, and contracts
– Prepare constructability reviews to solve problems before construction starts
– Offer cost-saving and quality-enhancing options
– Assist in procuring permits
– Work with the Superintendent to build the project
– Communicate clearly, fully, and honestly with the client always
– Support the Superintendent
– Coordinate with Preconstruction
– Execute subcontracts and purchase orders timely
– Conduct effective meetings with owners, architects, consultants, inspectors, utility companies, and subcontractors
– Create & maintain reliable schedules
– Ensure that safety procedures are followed
– Ensure the financial health of project
– Prepare accurate budget forecasts
– Monitor all costs
– Track and capture all changes
– Track and price all responses to Requests for Information
– Track subcontractors’ and suppliers’ performance and see that they are paid properly
– Earn the stated margin
– Keep management informed
– Train & supervise the Project Engineers & Project Assistants, making sure that:
– Plan sets and plan logs are up-to date
– The change management process is followed rigorously and that change order requests are -compiled full and complete
– The Request for Information process is followed correctly and well
– The submittal process is followed correctly and well
– Job files are well maintained
– Meeting minutes are clear, accurate, complete, and timely
– Owner’s Manuals are properly compiled
– Project records are properly archived
– Requirements for insurance, safety, and employee relations are met
– Manage the completion of the project
– Obtain the final inspection and certificate of occupancy
– Inspect the work, write the punch list, and manage the completion of all work
– Audit all subcontracts
– Coordinate training of the client’s personnel
– Obtain final payment from the client
– Release final payments and retention to subcontractors
– Review the subcontractors’ performance with Preconstruction
– Maintain a long-term relationship with the client
Growth Opportunities:
Project Managers can learn and grow into the management of larger and more complex projects and into Senior Project Management
Qualifications:
– A 4-year degree in construction management or equivalent experience
– Ten or more years experience
– Skillful with:
– Prolog or similar project management software
– MS Project or similar scheduling software
– The Microsoft office suite, especially Excel

The Superintendent’s Responsibilities:

– Assure that the project is built correctly and within the scheduled time and budget
– Assure that the work is properly executed
– Coordinate, direct and supervise C&M personnel, subcontractors, and vendors in a manner that elicits the best possible performance from all
– Participates and ensures overall job safety according to Cal/OSHA standards and Cello & Maudru Construction programs.
– Serve as a Cello & Maudru’s representative to the Owner and design team in a manner that elicits favor, trust and loyalty
The Superintendent’s Tasks:
– Understand, use & teach the processes used throughout Cello & Maudru
– Supervise day to day operations of the construction site
– Ensure that all on-site activities are carried out in strict accordance with CalOSHA regulations and Cello & Maudru’s code of safe practices
– Document detailed daily activities including all construction work, visitors, deliveries and inspections.
– Schedule all onsite construction activities by means of three week look ahead schedule
– Conduct weekly subcontractors foremen meetings
– Assure all field timecards and company documentation is submitted in a timely manner
– Initiate daily quality control measures to assure craftsmanship is always evident
– Read, understand and remember the drawings, specifications and contracts
– Keep continually abreast of change management
– Prepare constructability reviews to solve problems as early as possible
– Ask and answer questions to solve problems as early as possible
– Offer cost-saving and quality-enhancing alternates
– Assist in procuring permits
– Work with the Project Manager to build the project
– Communicate clearly, fully and honestly with Project Manager
– Schedule and conduct preconstruction meetings with subcontractors, vendors and government entities
– Assist in the conducting of weekly internal meetings with construction staff.
– Assure all approved construction scope is followed and communicate all extra work on a daily basis
– Collaborate with creating and maintaining schedule
– Conduct meetings with owners, architects, consultants, inspectors, utility companies and subcontractors
– Ensure the financial health of project
– Meet monthly with Project Manager to review monthly budget reports.
– Prepares accurate C&M labor forecasting reports
– Track and capture all changes in Field Work directives
– Keep management informed
– Assure that the jobsite files are well maintained
– Train & supervise Foreman and Field Staff
– Train field staff on current safety information
– Train foremen in use of company processes and procedures
– Manage the completion of the project
– Obtain the final inspection and certificate of occupancy
– Inspect the work, write the punch list and manage the completion of all work
– Coordinate training of the client’s personnel
– Maintain a long-term relationship with the client
– Perform other duties and take other responsibilities as required.
Qualifications:
– 15 years experience as a construction Superintendent
– 15 years supervising self performed work
– Deep knowledge and understanding of construction costs and accounting
– Deep knowledge and understanding of construction scheduling
– Thorough familiarity with surveying and layout
– Thorough familiarity with construction methods and materials and their characteristics, installation procedures and tolerances
– Thorough familiarity with architecture
– Thorough familiarity with geotechnical, civil, structural mechanical and electrical engineering principals
– The ability to drive complex and difficult processes to completion
– Strong math and written and oral communication skills
– Exceptional interpersonal skills
Physical Demands and Work Environment:
– The job requires climbing permanent and temporary stairs, passenger use of construction personnel hoists, the ability to climb ladders and negotiate work areas under construction
– The job requires close vision, peripheral vision, depth perception, and the ability to adjust focus
– The job requires use of hands to handle or feel objects, tools or controls
– The job requires talking and hearing and the ability to stand, climb, balance, stoop, kneel and crouch
– The job requires regular work at construction sites with exposure to moving mechanical part, high precarious places, fumes or airborne particles, outside weather conditions and risk of electrical shock
– The noise in these work environments is usually moderate to very loud
– Able to lift 75 pounds

The Foreman’s Responsibilities:
Assists Superintendent in the preparation and submission of the following documents:
– Jobsite safety observation walk
– Employee transfer safety checklist
– Forklift & equipment logs
– Jobsite sign-in sheets
– 3 week manpower projection
– Request for information
– Participates and ensures overall job safety according to Cal/OSHA standards and Cello & Maudru Construction programs.
– Supervises all Cello & Maudru Construction employees, subcontractors and vendors to ensure both quality and compliance with project requirements as directed by Superintendent
– Assists Superintendent with the scheduling of all inspections with public and private agencies.
– Assists Superintendent in tracking construction schedule through the project.
– Resolves problems as they arise regarding plans, specifications, and conflicts with subcontractors, engineers and architects.
– Assists Superintendent in the review of shop drawings.
– Conducts weekly safety tailgate meetings.
– Tracks, maintains and secures company owned tools at job site.
– Attends regularly scheduled safety training and procedure meetings.
– Verifies & approves employee timecards.
– Assures visitors, subcontractors and suppliers have signed in at construction office daily.
– Attends required jobsite meetings as directed by Superintendent
Qualifications:
– Minimum 10 years experience in the construction industry in a supervisory role.
– Ground up – new construction experience preferably with a General Contractor
– Strong organizational skills, flexibility and the ability to prioritize work assignments.
– Extreme attention to details.
– Available to work extended hours as required by Project schedules, weather conditions or urgent circumstances.
– Leadership and motivational skills.
– Must have a clean driving record and a valid California Drivers License
– High School diploma or GED. Ability to read, write and speak English fluently.
– Beginning to intermediate level in Microsoft Office applications.
– Certified in CPR/First Aid.
– Excellent written and oral communication skills.
– Able to lift 75 pounds

– Develop cost-saving and quality-enhancing alternatives at every stage
– Develop project schedules from design through construction that provide guidance to the team
– Perform constructability reviews to improve the drawings and avoid change orders
– Research and dispense astute advice on the designs of building systems
Qualifications:
– A 4-year degree in construction management or equivalent experience
– Three or more years experience
– Skilled with:
– Prolog Manager or similar project management software
– Microsoft Project or similar scheduling software
– The Microsoft office suite, especially Excel
– BIM proficiency is desired.
